Demand for warehouse real estate in Almaty doubled in the first half of the year

Demand for warehouse real estate in Almaty and the Almaty Region reached 136.3 thousand sq. m in the first half of 2026, doubling compared with the same period last year. The data was provided by Bright Rich | CORFAC International.

In the first six months of 2025, the volume of warehouse space leased and sold amounted to 66.7 thousand sq. m. At the same time, the figure for the first half of 2026 was already 40.7% higher than the total volume of transactions for the whole of 2025, when 96.8 thousand sq. m of warehouse space was sold and leased.

Logistics and e-commerce drive the bulk of demand


Logistics companies remain the largest driver of the region’s warehouse market, accounting for 32% of demand. Retail chains account for another 27%, while online retailers represent 24%.

The Ili District is the most popular location among tenants, accounting for 37% of all warehouse real estate transactions. It is followed by the Alatau District with 19% and the Turksib District with 16%.

According to analysts, these locations are attractive to businesses due to the concentration of industrial sites, good transport accessibility and the availability of vacant warehouse facilities.

“Growth in domestic consumption, an increase in transit traffic and the development of e-commerce are driving the growth of the local warehouse market. In addition, the Almaty Region remains an attractive destination for international companies, which view it as a convenient logistics hub for operations across Central Asia,” said Galiya Omarova, Director of Analytics and Consulting in Kazakhstan and the UAE at Bright Rich | CORFAC International.

According to her, further growth in business activity will contribute to the gradual absorption of vacant warehouse space and may create conditions for higher rental rates.


Vacancy rates decline amid a construction boom


As of early July, 145.1 thousand sq. m of warehouse space was available in Almaty and the Almaty Region, representing 12.2% of total supply.

The relatively high vacancy rate is linked to the active construction of logistics facilities. Over the past year and a half, 379.2 thousand sq. m of new warehouse space has been commissioned in the region.

At the same time, amid growing demand, the volume of available space is gradually declining. Since the beginning of 2026, the vacancy rate in Almaty and the Almaty Region has decreased by 2.9 percentage points, indicating a gradual recovery in the balance between supply and demand in the region’s warehouse market.

Growing activity from logistics companies, retail chains and online retailers continues to support demand for modern warehouse facilities, particularly in areas with well-developed transport and industrial infrastructure.
