170000 sq m shopping centre be built in Batumi
IG Development Georgia has begun construction of City Mall Batumi, a multifunctional complex on the artificial Ambassadori Island Batumi. The project will have a total built-up area of 170,000 square metres, according to the project’s representatives.
IG Development Georgia is part of IG International, a group that already operates two shopping centres under the City Mall brand in Tbilisi, in the Saburtalo and Gldani districts. The parties signed an agreement to develop the new property in 2025, and the architectural concept is currently being finalised. City Mall Batumi is scheduled to open in 2029.
The complex will feature more than 300 international and local brands, including flagship stores, as well as a cinema, restaurants and entertainment areas. According to the developer, the shopping centre will become one of the island’s landmark destinations and one of the largest projects of its kind in the region.
Ambassadori Island Batumi itself is an 84-hectare artificial land development being created in the Black Sea. The project comprises two peninsulas and one island. As of December 2025, 46.9 hectares of land had been reclaimed, with the project aiming to increase that figure to 48 hectares by January 2026. In addition to the shopping centre, residential complexes, a hotel, a spa and other infrastructure facilities are being developed on the island.
Interest in Batumi among commercial real estate developers is growing amid rising tourist numbers in the region.
In recent years, Georgia has positioned its Black Sea coastline as a resort and investment hub. The arrival of a major international-format shopping centre on a reclaimed island aligns with this strategy. If delivered at the announced scale, City Mall Batumi could become one of the largest shopping centres not only in Georgia but also along the entire Black Sea coast.
